Standard Pre-Purchase Inspection Includes:
Besides piece of mind, WE Home Inspections offers a comprehensive and thorough
investigation of your potential investment or existing property. Each inspection
follows a set of nationally accepted techniques that are designed to "see"
what most people do not. We will cover all of the major components of your
house, apartment, or condo. From the condition of the grade and elevation
to verifying that receptacles are operating properly, our inspectors will
check all the major components of a house in safe, organized, and professional
manner. The average inspection takes approximately 2 hours to complete.
The next day, the client will be presented with a bound report and cd that
will document the conditions and concerns of the property.
SITES, GROUNDS, AND
GRADING
This portion of the inspection covers the supporting property up to the
structure. The grading and drainage will be examined and detailed. The condition
of driveways and sidewalks will be described. The condition of fences, retaining
walls, patios, terraces, decks, and porches will be reported. Finally, any
trees, shrubs, or other items close to the structure will be noted and described
if they pose a potential for interference with the structure.
EXTERIOR AND STRUCTURE
This is where the examination of the actual structure begins. The type and
age of the building will be identified along with the foundation and any
support structures. The exterior wall construction will be detailed. This
will include a description of materials that make the exterior. For example:
The exterior wall is a frame construction with attached vinyl siding and
the following observations were made on the condition ..... The types and
conditions of the windows, trim, and exterior doors will also be detailed.
Eaves, soffits, and downspouts will be evaluated as to their functionality.
Exterior components such as receptacles, fuel service and piping, and chimneys
will be identified and/or inspected.
ROOF COMPONENTS
This portion of the inspection identifies the type and style of the roof
system. In addition, WE evaluate and describe the type and condition of
the roof covering. The roof inspection includes a visual assessment of the
condition of the roof penetrations. WE are looking for loose vents, exposed
flashing, properly installed skylights, etc. Finally, WE will provide a
description of the condition of gutters and downspouts.
PLUMBING SYSTEMS
The plumbing portion of the inspection begins with locating and evaluating
the type of water and fuel services (if applicable). The size, type, and
location of the water main entrance are described along with the primary
water piping material. The waste piping is also located and described as
well as any vent piping. Waste removal is determined. (septic or sewer?)
Finally all the plumbing fixtures and the water heater are identified and
evaluated.
ELECTRICAL SYSTEMS
The Main Service is located and described as to how/where it enters the
building, what its capacity is, and whether or not it is properly grounded
and bonded. The Main disconnect is identified for your reference along with
the Main Panel and its capacity. If sub panels exist, their location and
capacities are added to the report as well. A total quantity and capacity
of circuits, conductors, and wiring method is also provided in the report.
All GFCI and non-GFCI electrical circuits are identified and described.
Outlets, fixtures, and switches are evaluated. Finally, a search for the
location of any smoke detectors is preformed.
ATTICS
The attic portion of the inspection begins with locating and describing
the attic access points. WE then identify, examine, and describe the condition
of the roof framing, the ceiling frame, roof sheathing, and attic insulation.
A description of the attic ventilation system is provided. Vent pipes and
flashing are evaluated. Finally, WE inspect for any obvious holes, cracks,
gaps, leaks, or presence of unusual moisture.
INTERIOR COMPONENTS
This portion identifies the quantity of bedrooms and baths, the type of
floor materials, walls, and ceiling conditions. Exterior and Interior doors
are identified. Stairs and railings are verified for proper installation
if they exist. Fireplaces are examined. The type and condition of the windows
are included in the inspection. Finally, an overall search for moisture
is implemented.
BATHROOMS AND KITCHENS
WE identify and describe the condition of sinks, toilets, showers and tubs.
Check for proper plumbing and ventilation. Evaluate and describe the condition
of the flooring and cabinets. Identify the GFCI and non-GFCI electrical
outlets. Determine the moisture and mildew levels. Evaluate the operation
of built-in kitchen appliances.
BASEMENTS AND CRAWLSPACES
Considering that WE are in Florida, there is not much of a need to inspect
these items that in most cases do not exist. If your structure has the rare
basement or crawlspace, WE will include these areas in our inspection. This
portion will examine and describe the area and its composition and how it
relates to the foundation and support of the structure. Drainage, plumbing,
ventilation, and floor evaluation are all part of this section if it is
needed.
HEATING/AIR CONDITIONING
SYSTEMS
WE will identify, describe and evaluate the particular systems that your
structure is using. This includes fuel types, services, and sources. The
age and capacity of major components will be determined and included in
your report. The evaluation of proper venting and returns and the location
of filters and in-line units such as humidifier units, air filters, and
supplemental heat sources will be a part of the inspection report.
GARAGE/CARPORTS
In this area of the inspection, WE locate and evaluate the electrical outlets
and inspect the walls, ceiling, floors, vehicle doors, living space doors,
and garage door openers. WE will also perform a moisture level check.
The above components are included in the standard pricing based on square
footage for a Home Inspection. Other items, components, or property structures

WE Home Inspections will be happy to travel anywhere in the state of Florida to perform any inpsection at $20 per 35 miles past our normal areas of operation.
Any inspection can be scheduled with a WDO for an extra $85.
